A New York City kitchen is rarely just a kitchen. The building may limit your work hours, your board may want stamped drawings, and moving the range a few feet can turn a cosmetic job into a plumbing and gas filing. This page explains what drives the cost and the approvals, so you can scope your project realistically.

What a kitchen renovation costs in NYC
Sweeten, a renovation marketplace that publishes NYC-specific data, lists these starting points for a medium kitchen that keeps its existing layout (Sweeten, Oct 15 2026):
| Level | Starting cost | Typical materials |
|---|---|---|
| Budget | about $26,000 | stock or IKEA cabinets, solid-surface counters, standard fixtures |
| Mid-range | about $40,000 | semi-custom cabinets, quartz or granite, upgraded fixtures |
| High-end | about $85,000+ | custom cabinetry, marble or quartzite, premium fixtures |
Appliances usually aren’t included in those figures. Sweeten’s broader NYC guide also lists typical permit costs: plumbing permits from $2,000 to $5,000, electrical permits around $900, and an asbestos inspection at $500 to $1,000 (Sweeten cost-per-square-foot guide).
Cost figures are published estimates from the sources linked, not quotes from us. Prices change with labor and material costs; your number depends on your building and scope.
What pushes a kitchen budget up
- Moving the sink, range or gas line. Relocating plumbing or gas means a Licensed Master Plumber and a DOB filing. In an apartment, it may also mean opening the ceiling of the unit below.
- Electrical capacity. Induction ranges, extra appliances and modern lighting can exceed what an older apartment’s service can handle.
- Walls. Opening a kitchen to the living room requires confirming the wall isn’t structural or doesn’t carry risers, and usually means filed plans.
- Building logistics. Freight elevator bookings, protected hallways, restricted hours and debris removal without a driveway all add cost.
- Small size. Fixed costs don’t shrink with the room, so a galley kitchen often has the highest cost per square foot.
Small kitchen renovation in NYC
Most Manhattan and many Brooklyn and Queens kitchens are compact. Common ways to get more from a small kitchen without moving plumbing: full-height cabinets to the ceiling, a 24-inch appliance package, a counter-depth refrigerator, and better task lighting. Keeping the sink and range where they are is usually the largest single saving.
Permits for a NYC kitchen
- New cabinets alone generally don’t need a DOB permit; DOB lists installing kitchen cabinets as minor work (DOB: Do I need a permit?).
- Plumbing and gas work is filed by a Licensed Master Plumber. Gas work comes with its own inspection and testing before service is restored.
- Electrical work such as new circuits is filed by a licensed electrician.
- Layout or wall changes typically need plans by a registered architect or engineer filed in DOB NOW: Build.
- DOB’s kitchen and bathroom renovation tool kit is a useful checklist.
Co-op and condo kitchens
Before any work, your building will want an alteration agreement: drawings, the contractor’s license and insurance certificates naming the building, a deposit, and often a review by the building’s own architect. Watch for:
- Wet-over-dry rules. Many buildings won’t let you put a sink or dishwasher above a neighbor’s bedroom or living room.
- Work hours and a completion deadline, sometimes with a per-day charge if you run over.
- Gas restrictions. Some buildings require induction or won’t allow a gas line to be extended.
Timeline
Construction on a straightforward kitchen often takes weeks; the approvals often take longer. One NYC renovation guide estimates 12 to 20 weeks from design to final sign-off in a co-op, including six to ten weeks of board approval (The Design Lens NY). Cabinet lead times are the other big variable. [PLACEHOLDER: our typical kitchen timeline, if Naor wants to state one]

Who does the work
Every request is read by Naor Harari. Depending on the scope, the borough and the schedule, the job is either done by NH Construction or referred to our licensed partner contractor, an independent company that handles all trades. If your project is referred, we tell you the contractor’s name before they contact you, and you sign a contract directly with that contractor. Our partner contractor may pay iBuyAHome a referral fee. [PLACEHOLDER: attorney to approve this disclosure and the vetting steps we actually perform, e.g. DCWP license check, insurance certificate, references]
Before you sign with anyone, including us, check the contractor’s license on the DCWP license lookup and ask for a certificate of insurance.

Frequently asked questions
How much does a kitchen renovation cost in NYC?
Sweeten’s October 2026 figures for a medium kitchen that keeps its layout start at about $26,000 (budget), $40,000 (mid-range) and $85,000 or more (high-end), usually before appliances. Layout changes, gas moves and building requirements add to that.
Do I need a permit to renovate my kitchen in NYC?
Not always. Installing new cabinets is listed by DOB as minor work, but moving plumbing or gas, adding circuits, or removing walls needs licensed professionals and DOB filings.
Can I move my kitchen in a co-op?
Sometimes. Many co-ops restrict moving wet areas over a neighbor’s dry rooms. Check the alteration agreement and house rules before you design.
How long does a NYC kitchen renovation take?
Construction often takes several weeks; with co-op approvals and cabinet lead times, the whole process can take several months.
Can I keep using gas after a kitchen renovation?
Usually, if gas is already there and the building allows it. Any gas work has to be done and filed by a Licensed Master Plumber and pass inspection before the gas is turned back on.
