1. You tell me about the property. Use the form or call or text (332) 333-8713. Give me the address, the condition, who lives there, and your timeline. Nothing you share obligates you.
2. I look at it. I review public records (DOB, ACRIS, HPD where relevant), then walk the property with you or your representative. I’m looking at the structure, systems, layout, and what the renovation would take.
3. You get a written offer, and I explain it. My price starts from what the house could be worth after renovation. From that I subtract the realistic renovation cost, carrying and closing costs, and a margin for risk. I’ll walk you through the numbers so you can judge them. You’re free to get other offers or talk to an agent.
4. Attorneys and title. If you accept, your attorney and mine handle the contract. A title company searches for liens, violations, and judgments. Issues like open violations or estate paperwork get handled here, often by adjusting the price or using proceeds at closing, as your attorney advises.
5. Closing on your schedule. Timing depends mostly on title and paperwork: fast when title is clean, longer for estates or liens. I won’t promise a closing date before title has been reviewed.
What I don’t do: I don’t charge sellers fees. I don’t pressure you to sign on the spot, and I don’t ask you to sign a deed or any transfer document outside a closing with attorneys. If anyone ever asks you to, that is a red flag (NY Attorney General on deed theft). [PLACEHOLDER: confirm who pays which closing costs in Naor’s typical deal]
