What is a gut renovation?
A gut renovation takes a home back to its structure, usually the studs, joists and exterior walls, and rebuilds the interior: new plumbing, electrical, often new HVAC, insulation, walls, floors, kitchen and baths. A partial gut does the same for part of the home. It’s the right choice when the systems are failing, the layout doesn’t work, or you’re fixing years of patchwork.

What a gut renovation costs in NYC
Published per-square-foot figures vary because sources define “gut” differently, so compare the scope, not just the number:
| Scope | Published range | Source |
|---|---|---|
| Gut with stock materials | $100 to $200 per sq ft | Sweeten |
| Gut with customization | $200 to $300 per sq ft | Sweeten |
| Structural changes, extensive custom work | $300+ per sq ft | Sweeten |
| Mid-market gut, same layout (2026) | $350 to $500 per sq ft | Alpha Contracting |
| Premium gut with structural changes (2026) | $700 to $1,100 per sq ft | Alpha Contracting |
Expediter and filing costs, architect fees, asbestos abatement and building deposits are often outside the contractor’s number. Ask what’s included.
Cost figures are published estimates from the sources linked, not quotes from us. Prices change with labor and material costs; your number depends on your building and scope.
What a gut renovation includes
- Demolition to structure, with dust and debris control
- Asbestos survey before demolition, and abatement if needed
- New plumbing supply and waste lines to the risers or main
- New electrical wiring and often a panel or service upgrade
- HVAC: through-wall units, ducted systems or mini-splits, depending on the building
- Insulation, soundproofing (often required in co-ops), drywall or plaster
- Kitchen, bathrooms, flooring, doors, trim and paint
- Inspections and permit sign-off
Permits for a gut renovation
- DOB NOW: Build filings. A registered architect or professional engineer files plans. Work that changes use, egress or occupancy is filed as an Alteration that requires a new or amended Certificate of Occupancy; other work is filed as a standard Alteration.
- Asbestos. NYC requires an asbestos investigation by a certified investigator before DOB issues permits for demolition and most alteration work (NYC DEP Asbestos).
- Plumbing, gas and electrical are filed separately by licensed trades.
- Co-ops and condos must authorize the filing; the board package usually comes first.
- Open violations. Existing DOB or ECB violations can block new permits. See DOB violations and our guide to DOB violations.
Timeline
For a Manhattan co-op gut, one design-build firm estimates 4 to 5 months of design, permitting and board review, then 5 to 9 months of construction, or 9 to 14 months overall (Gallery KBNY). Houses avoid the board but often uncover more: old wiring, galvanized pipes, rot and settled framing.
Gut renovate or sell?
If the house needs a gut and you don’t want to finance and manage one, compare it to selling as-is. iBuyAHome buys houses that need major repairs, and we can show you both numbers.
Who does the work
Every request is read by Naor Harari. Depending on the scope, the borough and the schedule, the job is either done by NH Construction or referred to our licensed partner contractor, an independent company that handles all trades. If your project is referred, we tell you the contractor’s name before they contact you, and you sign a contract directly with that contractor. Our partner contractor may pay iBuyAHome a referral fee. [PLACEHOLDER: attorney to approve this disclosure and the vetting steps we actually perform, e.g. DCWP license check, insurance certificate, references]
Before you sign with anyone, including us, check the contractor’s license on the DCWP license lookup and ask for a certificate of insurance.

A renovation that removes the interior back to the structure and rebuilds it with new systems, walls, floors, kitchen and baths.
How much does a gut renovation cost in NYC per square foot?
Published figures range widely, from $100 to $300 per square foot in Sweeten’s guide to $350 to $1,100 or more in a 2026 contractor guide, depending on finishes, structural work and building type.
Do I need an architect for a gut renovation?
Usually yes. Most gut renovations need plans filed with DOB by a registered architect or professional engineer.

Commonly 9 to 14 months for a Manhattan co-op including approvals, per one firm’s estimate. Houses vary with what’s found behind the walls.
