Frequently asked questions

Are “we buy houses” cash buyers legit?

Many are. Some are not, so protect yourself. Check that the buyer is a real, named person or company. Never sign a deed or any transfer document outside an attorney-run closing, and have your own attorney review the contract. New York made deed theft a crime in 2024 (NY AG).

Will a cash offer be lower than listing?

Usually, yes, when the house needs work. A renovator prices in repairs, carrying costs, and risk. Compare offers against a realistic net from listing, after commissions, repairs, and time.

How do you set your price?

I start from what the house could sell for after renovation, then subtract the renovation cost, carrying and closing costs, and a risk margin. I’ll show you the reasoning. details

Are you a real estate agent?

No. I’m a principal buyer, purchasing for my own account. I don’t list your house or represent you.

Do I need a lawyer?

In New York, real estate contracts and closings are normally handled by attorneys, and you should have your own.

Who pays the transfer tax?

By law the seller generally pays the NY State transfer tax unless the contract says otherwise (NYS DTF). The NYC Real Property Transfer Tax on 1–3 family homes, condos, and co-ops is 1% up to $500,000 and 1.425% above (NYC 311). Your attorney will confirm what applies to you.

Can I sell with tenants living there?

Often, yes. It depends on the lease and whether the unit is rent-regulated. I’ll ask for the leases and rent records upfront. [PLACEHOLDER: Naor’s actual policy]

Can I sell if I’m behind on my mortgage or in foreclosure?

Possibly, but New York has special protections (Real Property Law §265-a) for homes in foreclosure or default, including a cancellation right. Talk to your own attorney or a free HUD-approved housing counselor first. [Lawyer to confirm wording]

How fast can you close?

That depends on title, liens, and paperwork. I won’t promise a date before title is reviewed.

Is there any obligation if I ask for an offer?

None.

Can you renovate my house instead of buying it?

Yes. We’re also a renovation and construction company. We can give you a renovation quote and an as-is offer, so you can compare.
